Terms & Conditions for bookings

in ISRAEL

The purpose of these General Rental Terms and Conditions is to stipulate the conditions for rental of the residential apartments managed by Airsuite for the sake of private owners.  Anyone who books through Airsuite.co or one of the company's representatives certifies to have prior knowledge of these General Rental Terms and Conditions and accepts them unreservedly. 

 

1 - PRICE OF THE RENTAL

Prices for our rentals are quoted in US Dollars, Euros, and New Israeli Shekels, but all payments must be made in New Israeli Shekels based on the updated daily currency exchange rate at the time of payment. A 2% fee will be applied to payments made in USD or EUR to cover conversion costs. Please note that only foreign travelers who do not have Israeli citizenship are exempt from paying VAT at the current rate. Electricity consumption of up to 100 Shekels per week (equivalent to approximately 169 Kilowatts) is included in the rental price. A meter reading will be taken upon arrival and departure, and any additional usage will be charged at a rate of 0.59 Shekels per Kilowatt.

 

2. RESERVATION/DOWNPAYMENT

To make a provisional reservation with Airsuite, a deposit of 100% of the total rental price must be paid. If this deposit is not paid, Airsuite is not required to hold the reservation. In the event of a modification to the reservation, the nightly rates may be subject to change based on the publicly advertised rates for the requested period.

3. GUARANTEE DEPOSIT

A guarantee deposit of 6,500 shekels must be paid to Airsuite upon arrival. This deposit can be provided in the form of a debit authorization taken from a bank card (such as Visa, Mastercard, American Express, or Isracard) or in cash. The purpose of the deposit is to cover any potential physical damage to the rental property. If no damage is found at the end of the rental period, the deposit will be returned to the renter. If there is damage, the deposit will be used to cover the repair costs, and any remaining balance will be charged to the renter. Airsuite reserves the right to pre-authorize credit cards prior to arrival.

4. PAYMENT CONDITIONS

The reservation deposit and balance of the rental price can be paid by cash or credit card over the phone or on our website, Airsuite.net. Cash payments are only accepted in New Israeli Shekels (NIS). If you would prefer to pay in US Dollars or Euros, we will apply the official exchange rate of the day of arrival with an additional 3% surcharge to cover conversion fees. Credit card payments, either onsite or through our website, are accepted from Visa, Mastercard, and American Express and are subject to a 3% charge to cover transaction fees. Upon arrival, all guests must present the valid credit card used during the booking, along with a valid identification with the same name as the credit card owner. The credit card owner must be present during check-in. Credit card information will be retained as a deposit for any breach of the General Rental Terms and Conditions. Cash is only accepted for the remaining payment of the rental and must be paid in NIS, USD, or EUR, with a 3% conversion fee applied to payments in USD or EUR.

 

5. CANCELLATION / NON-ARRIVAL / EARLY DEPARTURE

These cancellation policies apply to direct bookings made through the Airsuite.co platform, Airsuite representatives, or Airsuite direct partners. If you booked through a partner platform such as Airbnb, Booking.co, Expedia, HomeAway, or any other online channel, please refer to the cancellation policies provided through that channel (which are usually strict and nonrefundable).

For bookings shorter than 21 days:

  • If the cancellation occurs 30 or more days prior to the arrival date, the 25% deposit will not be refunded.

  • If the cancellation occurs between 30 and 15 days prior to the arrival date, 50% of the reservation amount will be charged.

  • If the cancellation occurs between 7 and 15 days prior to the arrival date, 80% of the reservation amount will be charged.

  • If the cancellation occurs less than 7 days prior to the arrival date, 100% of the reservation amount will be charged.

For bookings longer than 31 days:

  • If the cancellation occurs 60 or more days prior to the arrival date, the 25% deposit will be charged.

  • If the cancellation occurs between 30 and 60 days prior to the arrival date, 50% of the reservation amount will be charged.

  • If the cancellation occurs between 30 and 15 days prior to the arrival date, 80% of the reservation amount will be charged.

  • If the cancellation occurs less than 7 and 15 days prior to the arrival date, 100% of the reservation amount will be charged.

In the case of non-arrival, no-show, or early departure, the entire amount or remaining balance will be charged, and the rental period will be released for other travelers.

For long reservations (longer than 21 days) with early departures, the 7 days following 

the early departure date will be fully charged. The remaining period will be charged at 65%.

Please note that these policies are subject to change, and it is the responsibility of the traveler to review and understand the policies before making a booking. Airsuite reserves the right to modify these policies at any time.

 

 

6. INVENTORY OF FIXTURES

At Airsuite, we prioritize the safety and security of our guests and properties. As part of our commitment to providing a high level of service, we take pictures of the property before and after a guest's stay to ensure that the property is being maintained in the same condition as it was upon arrival. This includes tracking and documenting any damages or discrepancies. In the event that damages or discrepancies are discovered, we follow protocol to address and resolve the issue in a timely and fair manner. By providing detailed documentation of the property's condition, we are able to maintain high standards for all of our properties and ensure that our guests have a pleasant and enjoyable stay. We appreciate your understanding and cooperation in this matter.

Additionally, a general inventory of fixtures including a detailed description of the premises rented and of the furniture furnishing them shall be drawn up in the presence of the Renter and AIRSUITE representative on the arrival day. AIRSUITE shall remit a copy to the Renter by mail or on the spot. The renter has 24 hours after the entrance in the premises to report any change damage not appearing on the inventory of fixtures. If no inventory of fixtures has been carried out at the departure, the premises rented shall be assumed to be in the state in which AIRSUITE shall have found them after the departure of the previous renter. By following these procedures, we can ensure that all of our properties are well-maintained and provide a pleasant experience for all of our guests.

7. OBLIGATIONS OF THE RENTER 

The Renter is required to adhere to the following terms and conditions during their stay at the rented premises:

  • Use the property and its facilities responsibly, and not engage in any commercial, artisanal, or professional activities on the premises.

  • Do not exceed the maximum occupancy of the apartment, and do not bring any animals onto the premises.

  • Do not smoke inside the rental property.

  • Do not hold parties or events at the rental property.

  • Use the furniture and objects provided for their intended purposes and in their designated locations. Any missing, damaged, or made unusable items will be replaced at the Renter's expense.

  • Do not throw any objects that could block pipes in sinks, baths, bidets, or toilets.

  • Inform AIRSUITE of any damages or deterioration that occurs at the rental property, even if no apparent damage is present.

  • Allow AIRSUITE to enter the rental property for any necessary repairs or maintenance.

If the Renter breaches any of these terms and conditions, they may be required to vacate the premises immediately and AIRSUITE will not be required to provide any reimbursement.

At the time of check-in, the Renter must present the valid credit card that was used for the booking, along with a valid ID with the same name as the credit card owner. The credit card owner must be present during check-in. AIRSUITE reserves the right to pre-authorize credit cards prior to arrival.

If the Renter does not vacate the premises at the end of the rental period, they will be required to pay an indemnity of triple the daily rent until the premises are fully vacated and the keys are returned.

AIRSUITE will provide the Renter with a detailed inventory of the premises and their furnishings at the time of check-in. The Renter has 24 hours to report any discrepancies or damages not listed on the inventory. If no inventory is conducted at the time of check-out, the premises and furnishings will be assumed to be in the same condition as when the Renter arrived.

AIRSUITE will provide the Renter with household linens (sheets, pillowcases, and towels) and will ensure that the rental property is clean and in good condition upon the Renter's arrival and departure.

AIRSUITE is not responsible for any theft or damage to personal belongings at the rental property. In the event of a cancellation by the owner of the apartment, AIRSUITE will make every effort to relocate the Renter to a comparable property for the same dates. If relocation is not possible, AIRSUITE will refund the deposit paid by the Renter. AIRSUITE is not liable for any temporary lack of equipment, power outages, water shortages or cut-offs not caused by AIRSUITE, or any loss, damage, or injury due to weather, riots, strikes, attacks, or other circumstances beyond their control.

 

8. PENALTY CLAUSE / DURATION / TERMINATION

The Renter agrees to vacate the premises rented at the end of the agreed rental period as stated in the rental contract. If the Renter fails to vacate the premises at the end of the rental period for any reason, they must pay AIRSUITE a daily indemnity equal to three times the daily rental rate until the premises are fully vacated and the keys are returned. If the Renter breaches any of the obligations set forth in these General Rental Terms and Conditions, they must immediately vacate the rented premises. AIRSUITE will not be responsible for any reimbursement in this case.

 

9. RESPONSIBILITY OF AIRSUITE

  1. AIRSUITE   shall welcome the Renter on the day of his arrival at the address of the premises rented and at the time that shall have been agreed between them beforehand. Check-in hours from Sun-Thu from 09:00 to 20:00. On Fridays from 09:00- 15:00. Arrival out of these timeframe (late night, early morning, Friday afternoon, Saturdays and holidays) are subjected to a 200 nis fee to be given cash to the person that will greet the guest at check-in, at the time of check-in. 

  2. AIRSUITE  shall be responsible for having the housekeeping carried out of the premises before the arrival and after the departure of the Renter. 

  3. AIRSUITE  shall provide the renter with household linen (sheets, pillowcases, and towels).

  4. AIRSUITE  undertakes to provide the renter with the accommodation rented in accordance with the description and to comply with the obligations resulting from these General Terms and Conditions. 

The responsibility of AIRSUITE cannot be involved in the event of thefts of or damage to personal belongings in the apartments. AIRSUITE   undertakes to provide the renter with the accommodation rented in accordance with the description and to comply with the obligations resulting from these General Terms and Conditions. In the event of cancellation of the rental by the owner of the apartment, for any reason whatsoever, AIRSUITE   shall be obliged to take every action to re-accommodate the Renter in a property equivalent to that reserved for the same dates. In the event of the impossibility of re-accommodation, AIRSUITE   shall reimburse the Renter for the deposit paid. AIRSUITE   shall not be held liable for any temporary lack of equipment, electricity blackout, reduction or cutting-off of water not resulting from its action, for loss, breakage or injury due to weather conditions, riots, strikes, attacks or any other circumstances beyond its control.

10. FORCE MAJEURE

In the event of a force majeure event, such as a natural disaster, fire, epidemic, war, riot, attack, or total destruction of the property, AIRSUITE will not be held liable. If the rental is completely cancelled due to a force majeure event, the rental contract will be terminated and AIRSUITE will reimburse the renter for any amounts already paid. AIRSUITE will not be responsible for any additional compensation beyond the reimbursement of the rental price. If the rental is terminated early due to a force majeure event, AIRSUITE will reimburse the renter for the unused portion of the rental term. If the force majeure event does not directly affect the property and causes the renter to be unable to reach the rental location, the rental will not be cancelled and the rental contract will not be terminated.

 

 

11. CHECK-IN REQUIREMENTS:

To check-in at Airsuite apartments, guests must be at least 18 years of age. For security and fraud prevention purposes, guests must confirm their identity by providing a valid government-issued photo ID (such as a driver's license or passport) at check-in. A valid, signed, and pre-approved credit card in the name of the registered guest is also required. It is the responsibility of the guest to understand how their bank processes pre-authorizations and charges to their credit/debit card. Some banks hold pending authorizations for up to 30 business days.

APARTMENT KEYS: Keys to the apartment are issued to the registered guests. No keys will be issued to anyone under the age of 18 at any time. If a key is lost, we reserve the right to charge ₪350

 

12.DAMAGE DISCOVERED AFTER CHECK-OUT:

 

If a guest room is found to be in complete disorder, with waste scattered around, or "trashed," it will be subject to a maintenance deep cleaning fee, an administration fee, and/or third-party fees.

 

13.DAMAGE TO THE APARTMENT:

 

Damage to rooms, fixtures, furnishings, and equipment, including the removal of electronic equipment, towels, artwork, etc., will be charged at 200% of the full and new replacement value, plus any shipping and handling charges. Any damage to the property, whether accidental or intentional, is the responsibility of the registered guest for the specific apartment. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges may be pursued.

SMOKING:

Airsuite apartments are non-smoking properties. Smoking is strictly prohibited inside all guest rooms and public areas. A cleaning fee of up to $250 will be charged to the registered guest if smoking occurs inside the apartment.

PETS:

Pets are not allowed in any Airsuite apartments, unless prior written approval has been obtained. Guests with pets may be asked to vacate the premises immediately, with no refund given.

OCCUPANCY:

The maximum number of guests allowed in each apartment is stated on the booking confirmation. Exceeding this number will result in additional charges and possible eviction, with no refund given.

QUIET HOURS:

Out of respect for all guests, quiet hours are from 10:00pm to 8:00am. Excessive noise and disturbances during these hours will not be tolerated and may result in eviction, with no refund given.

 

14.LIABILITY

Airsuite will not be held liable for any personal injuries or accidents that occur on the property. Guests are encouraged to take necessary precautions and use common sense while staying at our apartments.

 

15.ACCEPTANCE OF THE TERMS

By booking an apartment with Airsuite, guests acknowledge and accept these terms and conditions. Any breach of these terms will result in eviction and possible legal action.

16. CHANGES OR MODIFICATION OF THE TERMS

 

Airsuite reserves the right to make changes to these terms or the content on our website at any time without notice. Please check our website regularly for updates to Airsuite's Policy/House Rules. Any modifications to these Policies/House Rules that occur before your departure are considered part of your reservation agreement with us. Copies of these Policies/House Rules can be found on our website and in the apartment.

 

17. GOVERNING LAW / JURIDICTION

Israeli law governs this rental contract and these General Terms and Conditions. In the event of a dispute arising from the performance or interpretation of the rental contract and/or these General Terms and Conditions, the courts of the location of the apartment shall have jurisdiction. If any provisions of these General Rental Terms and Conditions are deemed illegal, null, or void, or inapplicable for any reason, they will be considered not to be part of these General Rental Terms and Conditions and will not affect the validity of the other provisions.
